      Protect assets and limit Dilapidations liability with accurate photographic records of property prior to lease commencement.
  • Dilapidations for Landlords and Tenants
    • Interim Schedules of Dilapidations during the term of the lease to address essential items and monitoring of remedial works.
    • Terminal Schedules of Dilapidations at lease end, negotiation of settlements and monitoring of remedial works.
    • Dilapidations Assessments to establish liabilities and anticipated costs for remedial works required to address breaches.
  • Defect Analysis and Repair
    • Diagnosis of defects and issues, reporting, recommendation of solutions and assistance with repairs.
  • Planned Preventative Maintenance (PPM)
    • Reporting on condition of property and preparation of 5-10 year maintenance plans.

    • Ensure buildings are adequately insured to be rebuilt to current standards in the case of total destruction.

    • Advising Building Owners and Adjoining Owners on all matters in relation to the Party Wall etc. Act 1996.

    • Appraisal of development documentation, initial reports prior to commencement and ongoing project monitoring and reporting throughout the construction phase on behalf of lenders and investors.
  • Planning, Design and Construction Service
    • Design, statutory approvals, procurement and pre-contract advice on construction projects.
  • Project Management and Contract Administration
    • Supervision, project management and administration of construction contracts undertaking Employer’s Agent or Contract Administrator roles.

    • Principal Designer role and advice under the Construction (Design and Management) Regulations 2015.
