Our Property Sectors
Working with our Retail Agency Team we have a number of Chartered Surveyors experienced in the provision of services to the hospitality industry offering expert advice in the following areas:
- Acquisition of land/ properties for development
- Assisting in obtaining planning consent
- Building surveying including pre-acquisition surveys of potential premises
- Valuations of hospitality properties ranging from guest houses through to large-scale hotels
As well as providing services to hotel and hospitality sector clients we have also acted for investors sourcing potential opportunities within the market. We recognise that the traditional agency approach of viewing properties in terms of price per sq. ft. doesn’t apply for this sector. When acquiring properties for our hospitality clients our agents provide tailored advice and will conduct a detailed analysis of a possible property’s trading potential. Our Team’s expertise and commitment to achieve the best results ensures our clients get the maximum return on their investment.
Brasier Freeth has acted for Travelodge across North West London since June 2007. An example of the work we have done for this leading hotel brand can be found below.
Case Study – Travelodge
Travelodge is the UK’s second largest hotel brand and, in London, the brand with the most bedrooms.
In March 2015 and after a £6.5M investment, Travelodge opened its’ new 86 bedroom hotel in Wembley Town Centre.
The facility sits directly above the rail station within St Modwen’s £90 million mixed use Wembley Central Development, comprising 155 apartments, retail facilities and a multi storey car park in addition to the hotel.
Brasier Freeth acted as Outsourced Development Managers for Travelodge, introducing the opportunity, conducting extensive negotiations with the developer and agreeing detailed Heads of Terms for a pre-let of a new hotel built to Travelodge’s specification.
Once terms for the deal were agreed, Brasier Freeth continued to represent Travelodge throughout the legal conveyance, liaising with our clients, the developer and consultants, in order to ensure a successful outcome on Travelodge’s behalf.
This is one of a number of new hotels for Travelodge as they are aim to grow their UK estate to 50,000 rooms by 2020, including 5,000 rooms (60 hotels) in London.
Brasier Freeth continues to support this leading hotel chain’s ambitious plans searching for potential sites or buildings for conversion across North West London.
