Our Property Sectors
Our Business Space Agency Team can provide advice to owners, occupiers and developers of data centres. This is an increasingly complex sector as business continuity and security of data is a growing concern for most organisations.
Our Team understands the wide array of factors that can influence the development of a data centre including locational factors such as proximity to power grids, telecoms infrastructure, transport networks and uses of neighbouring land, to name a few.
Our services and advice to the data centre sector include:
- Site acquisitions and disposals
- Planning & development consultancy
- Lease advisory services including rent reviews and lease renewals
One of our first Data Centre clients came to Brasier Freeth 9 years ago to tap into our local knowledge and since that time they have benefited from a number of other services provided by the Practice, details of which can be found in the case study below.
Case Study – Specialist Data Centre Provider
Brasier Freeth has acted for an Award Winning Specialist Data Centre Provider since 2008. Our initial instructions were to find suitable properties for conversion.
Since that time we have acquired three existing office and industrial buildings that have been converted into state-of-the-art modern data centres. Our client’s portfolio has increased to include an 88,000 sq. ft. centre in Hemel Hempstead and two further centres in Slough totalling 62,000 sq. ft.
More recently, the Team has handled the acquisition of a 9.5 acre office park in Hemel Hempstead, negotiating lease surrenders and variation of rights paving the way for a multi phased 30mw development of up to 250,000 sq. ft. which is now under construction.
Since our early acquisition instructions our team has also commenced work for this specialist business offering advice on rent reviews, lease renewals and business rates mitigation.
As well as our understanding of the sector and our client’s business they have also benefited considerably from our local knowledge and our ability to acquire suitable properties before they have reached the general market.
