Our Building Surveying Team is highly experienced at dealing with Dilapidations – an increasingly specialist and complex area of building surveying expertise.
Our Building Surveyors have worked with both landlords and tenants preparing Dilapidations Assessments and Schedules of Dilapidations.
We fully understand and appreciate that the question of Dilapidations when a lease expires is often a contentious issue. Our Team works hard to manage our clients’ expectations and offer first class advice on the process, which can be broken down as follows:
For the building owner – the ‘Landlord’:
Firstly, we would undertake a review of the Lease and Schedule of Condition documentation to understand both parties’ position. Following this, we would carry out a site inspection and prepare a Schedule of Dilapidations. Acting for the client we would handle the negotiations including liaison with the landlord’s legal representatives and those of the other party. Once a settlement is reached our Building Surveyors can prepare a detailed Specification of Works and project manage the repair works.
For the building occupier – the ‘Tenant’:
Our initial role would be to review all existing documentation, survey the building and assess the Interim or Terminal Schedules of Dilapidations served on the tenant. We would then assist with the negotiations with the Landlord working closely with the tenant and their legal team to minimise their liabilities. Once agreement has been reached we are then able to project manage the works to reinstate the building on behalf of the tenant, working once again with the landlord’s representatives.
